China’s Top Developers Accelerate "Good Housing" Rollout, Driving Industry Upgrade
A growing number of benchmark "good housing" projects have been launched across China in recent weeks, with leading real estate developers including Poly Development Holding Group and Yuexiu Real Estate actively ramping up their efforts in building high-quality residential properties. Guided by national policies and market demand, these projects are reshaping the real estate sector and moving the industry towards high-quality development.
Securities Daily reported that since the implementation of the "Residential Project Code" in May 2025, benchmark "good housing" projects under the new standards have gradually entered the sales and delivery phase. The new code, which sets 14 improvement requirements, has raised the bar for residential construction, including a minimum floor height of 3 meters for new residential buildings, elevators for buildings with four or more floors, enhanced sound insulation for walls and floors, and dedicated platforms for air conditioning outdoor units.
Yuexiu Real Estate recently delivered the first batch of its benchmark project Yuexiu Guanyue in Guangzhou, Guangdong Province. The project integrated homeowners into the whole construction process by holding 2 homeowner open days and 8 co-creation meetings, collecting and implementing 61 homeowner suggestions, ensuring the final product closely meets residents’ actual needs.

In Wuhan, Hubei Province, Wuhan Tongjian Urban Development Co., Ltd. launched its first opening of Xingfu Shidai Dajia Chuanchen project in Jiang’an District. Based on the fourth-generation residential product and upgraded, the project has become a new benchmark for "good housing" in Wuhan. Its 98-square-meter three-bedroom unit, which maximizes the expandable space under the new code, has been well-received by homebuyers, especially growing families.
Poly Development’s long-term rental apartment brand Poly Heyu also unveiled its first large-scale rental community, Guanghe Community, in Shanghai. Combining "above-subway location" with "living in a park", the community sets a new benchmark for "good housing" for young people. It has launched three themed unit types—"pet-friendly", "e-sports and sports" and "audio-visual learning"—breaking the monotonous pattern of traditional apartments and catering to young tenants’ diverse needs. China Workers’ Network noted that similar rental projects have gained popularity, with some achieving full occupancy within 45 days of opening.
Leading developers’ benchmark "good housing" projects have become core carriers for industry product upgrading, covering improved and quality affordable categories across first-tier, second-tier and key third-tier and fourth-tier cities, rather than being limited to the high-end market. These projects are showing a trend of large-scale and systematic rollout, expanding from single pilot projects to multi-city promotion.
